The seller’s perspective
Presentation with your
net proceeds in mind.
Staging is a preparation expense worth weighing against the potential for stronger offers and a shorter selling period. The right plan should make financial sense for your home, your market, and your budget.
of sellers’ agents reported reduced time on market when homes were staged: 30% reported a slight decrease and 19% a substantial decrease.
of sellers’ agents reported offers 1% to 10% higher for staged homes compared with similar homes.

Help buyers understand what they are seeing.
Buyers often begin with photographs. Clear furniture placement can make a room’s purpose, scale, and flow easier to understand, while a cohesive presentation helps a home feel inviting when they arrive. An empty or crowded room can leave buyers guessing about what fits. Staging gives them a practical reference for how the space can be used.
A stronger first impression can support interest in touring the home and help buyers focus on its features. It works alongside realistic pricing, good photography, and attention to the property’s condition.
Consider the cost of time as well as price.
A quicker sale can reduce mortgage interest, property taxes, insurance, utilities, maintenance, and other costs of continuing to own the home. Stronger offers may also improve the outcome. The financial question is whether those potential benefits exceed the staging expense and any additional selling costs.
Those benefits depend on the home and market. Staging cannot replace needed repairs or make an unrealistic asking price competitive.
Start with a plan that fits your budget.
If you are hesitant to spend money preparing a home you are leaving, that is understandable. We can begin with a consultation, decluttering, and redesign using furniture you already own. Where added furnishings would help, we can consider selected rooms rather than assuming the entire home needs to be furnished.
NAR’s survey identified the living room, primary bedroom, and kitchen as the most important rooms to stage from buyers’ agents’ perspectives. We can prioritize the spaces most likely to help buyers understand your particular home.
A simple decision example
What could the investment mean for your net?
For illustration, a 1% higher sale price on a $400,000 home equals $4,000. If staging costs $2,000, that leaves a $2,000 difference before any additional selling costs. A shorter ownership period could add carrying-cost savings.
This is hypothetical, not a forecast or a quote for Kathleen’s services. Without a price improvement or enough cost savings, staging could reduce your net. We will review the scope, cost, and local competition before deciding what is worthwhile.
Potential net benefit = additional sale proceeds + carrying-cost savings − staging costs − additional selling costs.
